How To Fast-Track Your Property Development – The New Low Rise Medium Density Housing Code That’s In Effect Across NSW

In an attempt to provide a broader range of more affordable housing across NSW and especially in Sydney, the NSW Government introduced a new Low Rise Medium Density Housing Code that allows one and two storey dual occupancies, manor houses and terraces to be carried out under a fast track complying development approval.

Complying development approvals can be issued in as little as 20 days if the application meets certain requirements which cuts months and in some cases years off an approval time.

What Does This Mean For Home Owners on Large Blocks, Investors And Property Developers?

Quite simply, it’s a fantastic opportunity right now to speed up your developments. Time is money, and the longer you wait for an approval, the longer the approval is eating up your hard-earned dollars. There has never been an easier way to fast-track the approval process for one and two storey dual occupancies, manor houses and terraces and if you are developing in an area where the council has already implemented the Code back in 6 July 2018, you can start right away.

As many councils were not prepared for such a change, they requested additional time to fully understand the impact of the new code. A deferral was granted for these councils until 1 July 2019. That means you have plenty of time to identify opportunities in these councils before most property owners are aware what is available to them.

  • Lane Cove

  • Northern Beaches
  • City of Parramatta
  • Penrith City
  • City of Randwick
  • City of Ryde
  • City of Shellharbour
  • City of Shoalhaven

For all other local government areas, the Low Rise Medium Density Housing Code commenced on 6 July 2018 and the opportunity is ready.
