Vision:

Our client’s vision for this project was to create cash flow through the Plan Assist Garden Apartment Strategy. Plan Assist Property Team were able to provide all services needed for our client, in-house with our Buyer’s Agency sourcing the site for the project and our Project Management and Construction teams seeing the build through to completion.

What we started with:

The site for this project was purchased with an existing 3 bedroom house on a 556m2 block, with a driveway and carport up one side of the house which enabled us to have a driveway to the rear of the block. Not only did this allow easy access during the construction process, it was also beneficial to gaining a good rental rate for the Garden Apartment built.

What we achieved:

Aside from a very happy client, the end result was a 2 bedroom Garden Apartment (50sqm) with driveway access, which was completed on time and on budget and after one open house was rented for $310 per week. As the Granny Flat was built on the rear of the block, we were able to construct the Garden Apartment with minimal disruption to the tenant in the front rental house.

Time frame:

The Garden Apartment was completed in a minimal, 12 week construction period from CDC Approval to hand over. Our trades people are all specialists in their field and with Daniel coordinating the construction process, there was no delay in delivering this project on time.

Building Contract Investment:

For this project there was a fixed quote of $99,000 for Garden Apartment construction. The client decided to complete some extra work on the property to attract quality tenants which included a split system air conditioning system, extra fencing to ensure privacy for the tenants in both dwellings as well as landscaping.
